For 2026, the requirements for the Golden Visa in Greece have become more complex, with strict geographic criteria and restrictions on property use.
1. Financial Thresholds & Geographic Zones
The investment must concern a single property with a minimum area of 120 sq.m.

€400,000 Zone:
- Applies to the rest of mainland Greece and smaller islands (under 3,100 residents).
Preferential €250,000 Threshold (Special Cases):

- Preserved Buildings: Purchase of buildings for restoration. Full renovation is a mandatory requirement for the first visa renewal after 5 years.
